The Alabama Center for Real Estate has updates their stats on the Birmingham housing market through January 26, and we are here to cover the details!
The total number of houses sold was very slightly up from January 2025, and is about on par with sales levels seen before 2020.
The median (middle) sales price was $292,000, and increase of almost 4% from this time last year. Meanwhile the average sales price of $356,000 was up just over 4% from last year.
The current days on market (days it takes to get a contract) was 55 days, up 10% from 50 days this time last year. This is way up over the prior five year average of 34. (Houses are definitely taking longer to sell in this market).
The total inventory (houses available for sale on the market) was up over 11% from last year, and is up over 23% from the prior 5 year average. At the current pace of sales, there is a 4.6 month supply of houses on the market. This is up over 10% from last year, and over 28% from the past 5 years average.
