The Alabama Center for Real Estate has released their stats on the Birmingham real estate market through October 2025. We cover the highlights here!
The total number of houses sold was about flat with last year (down less than 1%), but was down almost 11% versus the prior 5-year average.
The median (middle) sales price increased vs. last year by 3% to $299,000, while the average sales price increased almost 9% to $376,000. (If the average increases more than the median, this tells you that houses in the higher price market are doing relatively better and pulling the average up).
The current average days on market (days it takes to get a house under contract to sell) increased significantly to 44 days, versus 35 days last year (a 25% increase).
Total inventory (the number of houses available for sale on the market) was down over 6% versus last year. At the current pace of sales, there is a 3.7 month supply of houses on the market. This is a decrease of almost 6% from last year.
To summarize, the number of houses on the market for sale went down, contributing to rising prices despite taking longer to sell.
