The Alabama Center for Real Estate has released stats on the Birmingham Alabama real estate market, updated through September 2025. We cover the highlights here!
The total number of houses sold increased almost 12% compared to this time last year. This reverses a downward September trend seen since 2020.
The median (middle) sales price was $315,000, and increase of 5% versus September last year, and an increase of almost 12% versus the last five year average. The average sales price was $381,500, and increase of almost 6% versus last year and over 15% above the 5-year trend.
The days on market (days it takes a house to go under contract) was 38, just slightly above last year (but well ABOVE the five year trend).
The total inventory (houses available for sale on the market) decreased over 10% from last year, though remains above the 5-year average by almost 9%. At the current pace of sales, there is a 3.6 month supply of houses, which is an almost 20% (!) decline from last year.
The bottom line is that prices are holding steady as inventory continues to decline. It continues to be market where we believe a lot of people are just waiting to see what happens.
