The Alabama Center for Real Estate has released their report on the Birmingham real estate market with stats updated through July 2025. We cover the highlights here!
The total number of houses sold for July was up a full 6% versus last year, though this is almost 11% below the average for the past 4 years.
The median (middle) sales price was $325,000, which was almost 5% higher than last year at this time. This is almost 13% above the average of the past 5 years. The average sales price was $388,000, or about 4% higher than last year and 14% higher than the past 5 year average. Housing prices remain elevated!
Average days on market (days it takes to get a house under contract) was 38 days. This is a large increase of almost 19% vs. last year, and over 86% higher than the past five year average. Though prices remain elevated, houses are taking longer to sell.
Total inventory was down almost 12% from last year, so there are fewer houses on the market. At the current pace of sales, there is a 3.0 month supply of houses available. This is down almost 17% from last year.
To summarize: sales are up, prices remain high, there are fewer houses available, and they are taking longer to sell. It is an odd market at the moment, to be sure!
