The Alabama Center for Real Estate has released their statistics on the Birmingham real estate market through December 2025. We cover the highlights here!
The total number of houses sold increased 4% versus last year, though it was about 10% below the past 5-year average.
The median (middle) sales price was $310,000, an increase of about 7% from this time last year, and was up over 12% versus the prior 5-year average. Meanwhile the average sales price of $373,000 was up over 8% versus last year, and almost 15% up versus the past 5 years. This indicates relative strength in the higher-end market.
The average days on market (days it takes after listing to get a contract) was 47, compared to 46 at this time last year. It was well above the average of 31 days from the past 5 years.
The number of houses available for sale (total inventory) was down almost 25% from December 2024. Despite this huge drop, the number was still almost 7% higher than the 5-year average which was extremely low for a long time. At the current pace of sales, there is a 3.4 month supply of houses on the market, which is way down from 4.7 months at this time last year.
