The Alabama Center for Real Estate has released their report on the Birmingham real estate market for the month of September 2026. We cover the highlights here!
The total number of houses sold was only down a bit less than 1% from this time last year, while it was down over 6% versus the prior 5 year average.
The median (middle) sales price was $318,000, a 1% increase versus last September. Meanwhile the average sales price of $391,000 was up over 2.5% from last year. Prices remain much higher than the prior 5 year average prices.
The current days on market (days it takes to get a house under contract once listed) was 43 days, a large 13+% increase from last year (and a 59% increase from the prior 5 year average!).
The total inventory (houses available on the market for sale) was up almost 9% from last year, and almost 19% from the prior 5 year average. At the current pace of sales, there is a 3.9 month supply of houses on the market (up almost 10% from last year and almost 22% from prior 5 year average).
So interestingly, the story continues: prices remain elevated, the total number of houses is remaining relatively steady, while inventory is increasing and the days on market (time to sell) is taking longer. It seems sellers are not willing to budge on their selling prices, and interest rates are a likely factor.
