The Alabama Center for Real Estate has released their statistics on the Birmingham real estate market updated through May 2025. We cover the highlights below!
The total number of houses sold was up over 3% from last May, but was almost 8% below the prior 5 year average. It is currently about where it was back in May of 2015.
The median (middle) sales price was $325,000, up 5.5% from last year and up almost 13% from the prior 5 year average. The average sales price was $388,000, up almost 2% from last year and over 13% from the prior 5 year average.
The current days on market (days it takes to get a contract) was 35, up from 30 days at this time last year. It it well above (by 52%) the average from the past 5 years.
The total inventory, or total number of houses listed on the market, was down over 16% from this time last year. However, the inventory is about flat from the past 5 year average. At the current pace of sales, there is a 2.7 month supply of houses on the market, which is down 19% from last year.
