The Alabama Center For Real Estate has released their report on the Birmingham real estate market with stats updated through April 2026. We cover the highlights here!
The total number of houses sold increased almost 9% versus last year, though sales were down 4% compared to the prior 5 year average.
The median (middle) sales price was $335,000, up over 4% versus last year, and up almost 15% versus the prior 5 year average. The average sales price was $414,000, up almost 5% versus last year and 17% versus the last 5 years.
The days on market (days it takes to get a house under contract) was 41 days on average, flat with last year and up almost 50% over the prior 5 year average. The total inventory (houses available for sale on the market) was up 9.5% versus last year, and over 12% up from the prior 5 year average. At the current pace of sales, there is a 3.0 month supply of houses on the market, which is relatively flat to last year, but up over 11% from the prior 5 years average.
Bottom line, houses are still selling, but there are more of them on the market and they are taking longer to sell!
