The Alabama Center for Real Estate has released their stats on the Birmingham real estate market, through August 2026. We cover the highlights here!
The total number of houses sold decreased over 2% from last year, and was down about 14% compared to the prior 5-year average.
The median (middle) sales price was $330,000, and increase of 6% versus this time last year. Meanwhile the average sales price was $403,000, and increase of almost 7% versus last year.
The current days on market (days it takes to get a house under contract) was 37 days, a decrease of 7.5% compared to last year, though a big 43% increase compared to the prior 5-year average.
The total inventory (number of houses available for sale) was down 15% compared to last year, but up 10% compared to the prior 5-year average. At the current pace of sales, there is a 3.8 month supply of houses on the market, which is a decline of 13% versus last year, and an almost 22% increase from the prior 5-year average.
This seems to be a bit of a transitional month. The total number of houses sold has started to decrease, and the inventory and days on market have decreased, yet prices continue to increase.
