The Alabama Center for Real Estate has released their report on the Birmingham real estate market, updated through July 2026, and we cover the highlights here!
The total number of houses sold was down almost 2% from last year, and down about 3.5% from the prior 5 year average.
The median (middle) sales price was $326,500, slightly up from last year. Meanwhile, the average sales price was $396,000, up a bit over 2% from last year.
The average days on market (days it takes to get a contract on a house) was 38, flat compared to last year, but way up (almost 80%) from the prior 5 year average.
The current inventory (houses available for sale on the market) was up almost 8% from last year, and up over 11% from the prior 5 year average. Based on the current sales pace, there is a 3.3 month supply of houses on the market (up almost 10% from last year, and up almost 12% from the prior 5 year average).
Bottom line, the number of houses sold has finally started to decline a bit. While prices are holding strong, inventory is increasing, and therefore it is taking longer for houses to see.
