The Alabama Center for Real Estate has released their report on the Birmingham real estate market with stats updated through June 2026. We cover the highlights below!
The total number of houses sold in June was flat with last year (down only 0.3%), though down almost 10% from the prior 5-year average.
The median sales price was $331,000, up almost 8% versus 2025. Meanwhile the average sales price was $415,000, up over 14% versus last year.
The days on market (days it takes to get a house under contract to sale) was 36, which was up 3% versus June 2025, and a whopping 60% versus the prior 5-year average.
The total inventory (houses available for sale on the market) was up a significant 9% versus last year, and 13% versus the prior 5 years. At the current pace of sales, there is a 3.1 month supply on the market.
The bottom line is that houses are still selling, and prices are maintaining, but the supply of houses on the market is increasing significantly.
