The Alabama Center for Real Estate has release their report on the Birmingham real estate market, with stats updated through March 2026. We cover the highlights here!
The total number of houses sold was up almost 10% versus both last March and the past 5-year average. The median (middle) sales price was $324,000, up almost 6% compared to last year. Meanwhile the average sales price of $403,000 was up 5% versus last year (and a huge 17% versus the prior 5-year average).
The current days on market (days it takes to get a contract) averaged 46, which was almost a 10% increase from last year (meaning houses are taking longer to sell). This is a huge 41% increase over the 5-year average.
Total inventory of houses available for sale was up almost 11% versus last year, and over 24% versus the 5-year average. At the current pace of sales, there is a 3.2 month supply of houses available, which is about flat with last year, but way up over the past 5-year average (over 26%).
Bottom line is that supply is going up, and houses are taking longer to sell — makes sense!
